This notice describes the personal information collected by CR For Sale, the real estate practice of Chris Spears in Guanacaste, Costa Rica. It is written in plain language for this website. It is not a substitute for advice from a Costa Rican attorney.
Who to contact
Questions about this notice, or a request to see, correct, or delete information we have about you, can be sent to CRforsale@icloud.com. You can also call +506 8892 3809.
Information you give us
If you use a form on this site, we receive what you type. Depending on the form, that can include:
- Name
- Email address
- Phone number, when you choose to add one
- Budget, area, timeline, property location, property type, size, or investment goals
Buyer, seller, and investor forms ask for the details Chris needs to follow up. The off-market list and the new listing alerts ask for an email address.
If you message us on WhatsApp, you share whatever you send in that chat, including your phone number and WhatsApp profile name. WhatsApp (Meta) runs that service under its own terms. We see the conversation so we can reply. We do not record phone calls on this website.
How we use it
We use this information to:
- Answer your inquiry and send listings or a valuation you asked for
- Add you to a list you asked to join, such as off-market notes or new listing alerts
- Keep a record of the conversation while we are working with you
- Protect the forms from automated abuse, using a short-lived rate limit on the network address of the request
- See which pages and listings are useful, where a visit came from, and which visits lead to an inquiry
We do not sell your name, email, or phone number.
Email delivery
Form submissions are emailed to Chris through Resend, an email delivery service. Resend processes the message — including the name, email, phone, and other fields you submitted — so that email can be delivered. The message is sent to CRforsale@icloud.com unless a different inbox is configured for the site. This website does not keep a separate customer database of those submissions.
Newsletters
A newsletter tool such as HubSpot may be used later for email updates you ask to receive. If that happens, the email address you submit for the newsletter can be stored and processed by HubSpot so the messages can be sent and so you can unsubscribe. We will use that list only for the updates you signed up for. HubSpot is not required to send the inquiry forms described above.
Who else may see it
- Resend, to deliver the inquiry email
- WhatsApp, if you choose to write to us there
- HubSpot, if you later join a newsletter that uses it
- The host of this website (Vercel), which processes technical logs such as IP address and browser type so the site can be served, and which measures page speed through Vercel Speed Insights
- Google, if analytics cookies are allowed, through Google Analytics 4
- Microsoft, if analytics cookies are allowed, through Microsoft Clarity
- An attorney, notary, or other professional you ask us to involve in a purchase or sale
How long we keep it
Inquiry emails stay in the email account they were sent to for as long as that mailbox keeps them, and for as long as we need them to respond and to keep a record of a client relationship. You can ask us to delete a message by writing to CRforsale@icloud.com. Messages you send on WhatsApp follow WhatsApp’s retention as well as ours.
Cookies and analytics
This section describes how this website is set up. It is general information, not legal advice.
Optional analytics uses two tools:
- Google Analytics 4 (Google). When it is allowed to run, it records pages viewed, the city and country estimated from the network address, the device and browser, how the visit arrived, and events such as a successful form submission or a tap on the phone, email, or WhatsApp link. It does not receive your name, email, phone number, or the text you type into a form.
- Microsoft Clarity (Microsoft). When it is allowed to run, it records how the page is used, including clicks, scrolling, and a playback of the session, so we can see where the layout gets in the way. Inquiry forms are masked, so the text you type is not included in those recordings.
Vercel Speed Insights measures how fast pages load, along with the page address, device, and country. It does not receive form fields. It is separate from Google Analytics. Vercel Web Analytics is not used.
When you submit a form, the email to Chris can include how you arrived: a link tag such as source, medium, and campaign, the first page you opened, and the referring site. That note is kept in a first-party cookie for about 30 days and in session storage for the browser tab, so the form can attach it. It is part of the inquiry. It is not a marketing list, and declining analytics cookies does not remove it from the email you send.
Advertising cookies
Advertising cookies stay off. The site does not turn on ad storage, ad user data, or ad personalization. Age, gender, and interest reports in Google Analytics, when they appear, come from a Google setting called Google signals. They cover only people who are signed in to Google with ads personalization allowed, and many visits stay unknown. We do not receive a name from that report. Google signals is switched on in the Google Analytics property, not by a separate script on this site.
Where a choice is required
Visitors in the European Economic Area, the United Kingdom, and Switzerland see a cookie notice. Analytics stays off until you choose Accept. Decline leaves it off. Cookie preferences in the footer opens the same notice so you can change your mind. The choice is stored in a first-party cookie and in local storage on your device for about six months.
If we cannot tell the country, we show the notice and leave analytics off until you choose. In other countries, analytics is on unless you turn it off from Cookie preferences. Advertising cookies stay off there as well.
How long analytics is kept
Google Analytics can keep event data for 2 months or 14 months. That control is in the Google Analytics property. The planned setting is 14 months. Until it is selected there, Google’s own default applies.
Microsoft stores Clarity data for the period in Microsoft’s own terms for Clarity. This website does not set a different period. Speed measurements stay with Vercel under its terms for Speed Insights.
You can change an analytics choice at any time with Cookie preferences in the footer. To ask about an inquiry email, use the contact details at the top of this page.
