These terms cover crforsale.com, operated by Chris Spears as CR For Sale, a real estate agent based in Tamarindo and Playa Flamingo, Guanacaste, Costa Rica. They are a plain description of how the site is offered. They are not a substitute for advice from a Costa Rican attorney, and they do not create a listing agreement or a buyer representation agreement.
The site is information
Photos, prices, yields, community notes, and guides are for general information. A listing can change, go under contract, or leave the market after the page was last updated. Sold and pending homes stay visible so you can see them; the status on the page is the status we have, not a promise that the home is still available or that a sale closed on the terms shown.
Nothing on the site is an offer to sell a specific property, a commitment to a price, or legal, tax, or immigration advice. Buying property in Costa Rica, including titled land and maritime-zone concessions, needs your own attorney and notary.
No agency just from browsing
Reading the site, sending a form, or writing on WhatsApp does not make Chris your agent. An agency relationship starts only with a written agreement signed by the people involved. Until then, Chris may represent the seller, the buyer, or both, as Costa Rican practice and the parties allow, and he will tell you when that matters to your inquiry.
Forms and WhatsApp
Inquiry forms collect the name, email, phone, and property details you choose to send. Those messages are emailed to CRforsale@icloud.com through Resend so Chris can reply. WhatsApp messages go through WhatsApp. A form or a chat is a request for a conversation. It is not a contract, an offer, or an instruction to hold a property.
Please send accurate contact details. Do not submit someone else’s information without their permission. How we handle what you send is described in the Privacy Policy.
Your use of the site
You may use the site to look at homes and to contact Chris. You may not copy the listings or photos for your own brokerage site, scrape the site, attempt to break the forms, or use the content in a way that misstates who represents a property.
Our content
The text, photos, and design of this site belong to CR For Sale or to the people who licensed them to us. Listing photos may belong to the property owner or a photographer. You may share a link to a page. You may not republish the photos or guides as your own.
Other services
Links to maps, WhatsApp, and similar services leave this site. Those services have their own terms. A newsletter provider such as HubSpot may be used later if you sign up for email updates. That signup is optional and separate from asking about a home.
Limits
The site is provided as it is. We work to keep listings current, and we also know a page can be out of date. To the extent Costa Rican law allows, CR For Sale is not liable for decisions you make solely from a page on this site, or for a loss caused by a service we do not control, such as email delivery or WhatsApp. Nothing here limits liability that Costa Rican law does not allow us to limit.
Law
These terms are governed by the laws of Costa Rica. If a dispute about the use of this website cannot be resolved by writing to us, the courts of Costa Rica are the forum.
